Axis structures the services it provides on the requirements of each project. The Strategic Advisory Service Fees below are indicative only and are based on a number of our past and current projects.

Resort & Hotel Development Planning (US$ 25K)

In-Depth review of existing preliminary plans and guidance through the design process, the timing, the synchronization leading to a project that is ‘investment-ready’. A 3-6 month process that expends no more than is necessary to prepare the project for financing.

  • Designing & Conceptualizing. Determination of massing, public and support facilities, amenities, masterplanning, scoping & synchronizing.
  • Internal & External Teaming. Assembly of organization charts describing and identifying the talent and functions necessary for the project. This will include architects, engineers, specialist trades, real-estate sales, project management, cost and quality control etc.
  • Financial Development Modelling. The preparation of a series of interconnected worksheets that determine the detail of every aspect of the building, the business, the investment, the revenue, the returns, the pacing of sales and the staffing requirements.
  • Branding & Management. Establishing the market positioning of the property, the brand options and levels of interest, business terms and business conditions. Axis works with multiple brands and management companies.

Co-Development (US$50K + Carried Interest)

In addition to the Planning Process as above, Axis acts as Co-Developer for the project to protect the existing partners equity and link the Planning to the Financing and Completion of the project. Ongoing Owner Representation or Asset Management is included.

  • Financing. Facilitating the financing can be arranged serving as protection of the Owner’s equity in the project. Typical projects that are suitable include luxury resorts comprising luxury real-estate, hi-end branding and superb, imaginative amenities. Financing includes bridge and construction loans typically delivering a debt-free resort on completion.
  • Project Execution. Once financed, the teams are contracted and lead by a a Professional Project Management company and closely overseen by the Co-Developer representative (refer to Our Team Bios).
  • Asset Management. Once completed, our Co-Developerss act as Asset Managers overseeing the project on behalf of the Owner and ensuring that the management company complies with the contract(s) and protects the interests of the Owners.

Rebranding a Hotel or Resort (US$10K-$30K)

It is in fact inevitable that the Brand of a property is weakened over time due to a number of unavoidable developments that includes new competition, product deterioration, poor management and other factors. The need for rejuvenation and a new identity is critical and the science of the choice should not be under-estimated.

  • Positioning. Axis structures the position of the existing property within its competitive area and in accordance with its REVPAR position. This allows the Owner and Axis to identify potential brand candidates that would boost the property’s performance, following typically a physical upgrade and a relaunch.
  • Competition. The competitions’ strengths and weaknesses are identified, analyzed and strategic USPs are addressed and considered that would elevated the financial performance of the repositioned property.
  • Revpar engineering. The financial improvements are plotted to ensure that the cost/benefit is realizable and that the investment is justified.
  • Profit engineering. Careful analysis of the operations’ Fixed and Variable expenses are reviewed and new ADR and OCC are estimated to ensure that the desired profit level is achievable while at the same time, resources within the organization are deployed to focus on the management of change within both Fixed and Variable expenses, as well as Variable revenues.

Hotel & Resort Contract Review (from US$3.5K per contract)

The in-depth review of the management or franchise agreement by hotel management and development specialists will ensure that Owners’ interests are protected from most unforeseen circumstances.

  • Management & Franchise Contracts.  The detailed & in-depth review of proposed management and franchise agreements business terms & conditions.
  • Term & Termination. Review of contract term and severance terms to ensure that Owner Exit (7-10 years) and Operator/Franchise Term (+/-20 years) do not create an onerous encumbrances between the parties.
  • Management & Personnel autonomy. All employees are those of the Owner and some form of control or restriction should be present to ensure that the Owner is well served.
  • Geographic Protection. Explosive growth of new brands with similar characteristics are springing up on all four corners of the crossroads many under the same umbrella hotel group. Protection from reservation centre dilution is critical to the bottom line.

Management/Employee Career Counselling (US$600)

Six one-hour per month telephone consultations with an Axis Mentor to develop a plan for advancement in the hospitality industry.

  • My Past. A summary of the Client and the Advisor’s career for a chance to understand the career progress and industry potential.
  • My Present. A brief description of the Client’s and the Advisor’s current position and the joys & disappointments of the position.
  • My Plan. Development of a Five-Year career development plan for the Client………..perhaps a counsellor for life.
